The Strategic Homebuyer / Step 1
Step 1Start in the right place.
Before you look at homes, talk about rates, or start touring, get clear on your own readiness. Two short lessons and one worksheet.
Start in the Right Place
Most buyers start by asking the wrong question. The right one changes everything.
They ask, is now a good time to buy. But that is not the question that determines whether you make a good decision.
The right question
The real question is, are you in the right position to buy. Because the truth is, people buy in every type of market. Some make strong, confident decisions. Others overextend, rush, or second guess themselves later.
The difference is not timing. It is positioning.
What actually matters
Before you look at homes, before you talk about rates, before you start touring, you need clarity around your own readiness. Not just financially, but holistically.
The shift
When you focus on your position instead of the market, everything changes. You move with intention instead of urgency. You make decisions based on clarity, not pressure. And you avoid the mistakes most buyers do not realize they are making until it is too late.
You cannot control the market. You can control your position. So that is where we start.
How ready do you feel right now?
On a scale of one to ten, go with your gut. Do not overthink it. We will come back to this number in the next two lessons.
You picked . Hold onto that. In the next lesson we test it against the four pillars.
The Four Pillar Readiness Framework
In the last lesson, you rated yourself one to ten. That was your gut. What comes next is the diagnostic underneath it.
Before we go anywhere near the market, we read where you stand. Not against a standard. Not against anyone else. Against the four things that actually determine whether the next decision you make is going to hold.
The four pillars
- FinancialThe numbers beneath the decision.
- EmotionalThe reason underneath the reason.
- LifestyleThe life the home has to hold.
- StrategicThe plan that outlasts the purchase.
What comes next
In the next lesson you take the worksheet. You rate yourself honestly on twenty short statements, five per pillar. When you are done, you get a readiness score out of 100, a letter grade, and a tailored read on each pillar, so you know exactly where you are strong and where the work is.
Give yourself about ten quiet minutes when you take it. This is the kind of exercise that gets less useful the faster you move through it.
What matters most
When you see your reading, look at your lowest pillar first. That is not a problem. That is your starting point.
Then notice the gap between your gut score from the last lesson and your diagnostic score in this one. That gap, in either direction, is information worth sitting with.
Your lowest pillar determines your pace. Not the market.
Four Pillars Worksheet
Twenty short statements, five per pillar. Ten quiet minutes. Then your readiness reading.

Step 2: Financial strategy
Approval is a ceiling. Comfort is the foundation. Next, you find the number that actually fits your life.
