Lesson 2.1

Why Approval Amounts Do Not Matter at First

Approval is a ceiling. Comfort is the foundation.

Most buyers open with the same question. How much can I get approved for? It feels like the logical place to start. It is not the most important number.

Three numbers, not one

There are three numbers every buyer needs, and most people never stop to separate them. What you qualify for. What you can technically afford. And what actually supports your life the way you want to live it. The worksheet below finds the third one.

Before the math

Picture your monthly life as it is now. If your housing payment went up tomorrow, at what number would you start to feel stretched? At what number would you still feel steady? Those are two different thresholds, and both of them matter.

Write your two numbers down before you begin, your comfort payment and your stretch payment. Then bring the comfort one into the calculator. Work top to bottom. It takes about ten minutes.

What Lenders Actually Evaluate

Lenders are not reading your income. They are reading your patterns.

You found your comfort payment in the last lesson. Now comes the part most buyers get backwards. They prepare for a lender by gathering documents and rehearsing what they earn. The lender is reading something else. Not your income. Your patterns.

Three patterns

Three patterns shape how a lender sees you: how steady your income has been, how you have handled debt, and whether you can trace where your money came from. Not how much you earn, but how consistent. Not whether you carry debt, but how you have managed it. Each one tells a story, and your job is to make yours easy to read.

Two that shifted recently

Buy now, pay later plans like Affirm and Klarna now land on your statements as scheduled payments, and several of them report to credit. Money that arrives through Venmo, Zelle, or a crypto sale needs a paper trail before a lender will count it. Neither is a problem on its own. Each is just part of the story, and you want to be the one who tells it.

The question that matters

Is there anything from the last twelve months you would rather raise yourself than have a lender find first? A new job. A large deposit. A balance you have been carrying. The buyers who run into trouble are not the ones with complicated histories. They are the ones who waited for the lender to notice.
